A standard home insurance policy explicitly states that homes are not covered against theft and vandalism if they’ve been vacant for more than 60 days. Vacant home insurance is a special type of coverage designed for homes that are unoccupied for an extended period of time — typically more than 30 or 60 days.

For a flat fee of $100 per month, we will provide a monthly inspection report with observations and recommendations for maintenance and repairs. In the event of severe weather, we will also check up on your property once it is safe to do so, at no additional charge. See below for some examples of how we can help!
Home Automation
We can install smart plugs in your home to turn on and off lights at a scheduled time to appear that someone is home. Most of the time, we can install dusk to dawn lights on the exterior of the home without changing out expensive fixtures.
Exterior Condition
We will keep an eye on your gutters to see that they're unclogged and draining properly. After a major storm, we will be checking properties in the affected areas for downed trees, branches, or other damage. We will also remove all solicitations/advertisements that are on your door or porch, because nothing says no one's home with a bunch of those lying around!
Lawn Appearance
Freshly manicured lawns are a great deterrent for intruders, and it keeps the neighbors and city code enforcers happy! If you have a lawn care service, we can make sure they are delivering with our periodic drive bys and walkthroughs. We can also recommend when it's time for a major spring or fall clean up.
Interior Condition
The inside of the home has the highest risk of damage if something goes wrong undetected. It is very important to check signs of roof leaks, pipe leaks, faucet/toilet leaks, gas leaks, etc periodically. Our inspection schedule will take care of that!
We can also winterize and summerize exterior hose spigots and pipes. If extreme temperatures are in the forecast, we will prepare the home by opening cabinet doors, turning on faucets at a slow drip, and making sure the thermostat is set properly. We will also change air filters (not included) to keep the HVAC system running smoothly.
